Here is a scenario that is playing out across Littleton right now: a seller has a home listed at $600,000. They have an existing FHA loan at 3.25% with a remaining balance of $420,000. A buyer comes along, qualifies to assume that loan, and takes over the 3.25% rate — in a market where new loans are running 6.5%.
The monthly payment difference on that $420,000 balance is approximately $783 per month. Over a 30-year loan, that is $281,880 in interest savings. That is not a typo. Assuming a low-rate mortgage is one of the most powerful financial tools available to buyers in today's market — and most buyers do not even know it is possible.
Which Loans Are Assumable?
Not all mortgages can be assumed. Here is the breakdown:
- FHA loans: Assumable. The assuming buyer must meet FHA credit and income qualifications. This is the most common assumable loan type in the Littleton market.
- VA loans: Assumable, even by non-veterans. The assuming buyer must qualify with the VA and the lender. The seller's VA entitlement remains tied up until the loan is paid off, which can affect the seller's ability to use their VA benefit again.
- USDA loans: Assumable, subject to USDA eligibility requirements including income limits and property location.
- Conventional loans: Generally not assumable. Most conventional mortgages include a due-on-sale clause that requires the loan to be paid off when the property is transferred.
The most valuable assumptions involve loans originated during 2020-2021, when rates were in the 2.5-3.5% range. These loans represent an enormous financial advantage for the buyer who assumes them.
How the Assumption Process Works
Assuming a mortgage is not as simple as signing a document. The process involves:
- Find a home with an assumable loan. This is the hard part — most listings do not advertise assumability. Bryan uses specialized search methods to identify properties with FHA, VA, or USDA loans. Search assumable homes here.
- Qualify with the lender. The assuming buyer must submit a full loan application to the existing lender, including credit, income, and debt verification. The lender must approve the assumption.
- Cover the equity gap. The buyer pays the seller the difference between the sale price and the remaining loan balance. This can come from cash savings, a second mortgage, or a bridge loan.
- Close the assumption. Once the lender approves, the transaction closes much like a standard purchase — but the existing loan stays in place with the new borrower.
The process typically takes 45 to 90 days, which is longer than a standard purchase. Patience and preparation are key.
The Numbers: Real Savings on Littleton Homes
Let's look at the actual savings on Littleton-priced homes. Use our Assumable Loan Savings Calculator to plug in your own numbers, but here are some examples:
| Loan Balance | Assumed Rate | New Rate | Monthly Savings | 30-Year Savings |
|---|---|---|---|---|
| $400,000 | 3.0% | 6.5% | $745 | $268,200 |
| $500,000 | 3.25% | 6.5% | $879 | $316,440 |
| $600,000 | 2.875% | 6.5% | $1,083 | $389,880 |
| $725,000 | 3.0% | 6.5% | $1,351 | $486,360 |
On Littleton's median single-family home price of $725,000, assuming a 3% loan instead of getting a new 6.5% loan saves over $1,350 per month. That is a car payment. That is college tuition. That is retirement savings. Over 30 years, it is nearly half a million dollars.
The Catch: The Equity Gap
The biggest challenge with loan assumptions is the equity gap — the difference between what the home is worth and what the remaining loan balance is. If a home is listed at $600,000 and the assumable loan balance is $400,000, the buyer needs to bring $200,000 to the table.
This can come from:
- Cash savings
- A second mortgage or HELOC
- Proceeds from the sale of a previous home
- A bridge loan
The larger the equity gap, the more cash you need — which means assumable loans are most accessible to buyers who have significant savings or equity from a previous home.
Can You Sell Your Home with an Assumable Loan?
If you have an FHA, VA, or USDA loan and you are thinking about selling, your assumable mortgage is a marketing advantage. Offering an assumable loan can attract buyers who want to save on interest costs, and it can make your listing stand out in a competitive market.
