    Which Loan Types Are Assumable?

    Not all mortgages can be assumed. Here is the breakdown:

    • FHA Loans: Assumable. The buyer must meet FHA credit and income qualifications. This is the most common assumable loan type in Littleton.
    • VA Loans: Assumable, even by non-veterans (though the seller's VA entitlement remains tied to the loan until it is paid off). Veterans assuming another veteran's VA loan can substitute their own entitlement.

As a REALTOR who actively searches for assumable opportunities, I look for homes purchased or refinanced between 2020 and 2022, the period when rates hit historic lows. FHA and VA loans from this period are the prime candidates.

    For example, a Littleton home purchased in 2021 with a $400,000 FHA loan at 2.85% could save a buyer over $1,200 per month compared to a new 6.5% loan on the same balance. That savings compounds over the life of the loan, totaling more than $400,000 in interest savings over 30 years.

    The Trade-Offs You Need to Know

    Assumable loans are not a free lunch. Here are the key considerations:

    • Down payment on the equity gap. If the seller's loan balance is $400,000 but the home is now worth $600,000, you must bring $200,000 in cash or secondary financing to cover the difference.
    • Lender approval required. You must qualify with the original lender (or the agency that now holds the loan). This process can take 45-90 days, longer than a standard purchase.
    • Limited inventory. Assumable opportunities are rare and competitive. Working with an agent who knows how to identify them is essential.
    • Remaining loan term. You are assuming the remaining term of the original loan. If the seller has been paying for 5 years, you have 25 years left, not 30.
