New construction model home community in Metro Denver with a row of freshly built homes, manicured landscaping, and a sales office under a clear blue sky

The short version: 124 new-home communities across Metro Denver are running buyer incentives right now. The strongest offers this week are rate deals starting with a 2, not cash. And a lot of them expire September 30.

Here is the honest breakdown of who is offering what, updated every Saturday.

The 5 Best Builder Incentives Right Now

    1. David Weekley Homes — starting payment rate as low as 2.99%, plus up to $65,000 off a finished basement

Two separate offers running side by side, both valid through October 1 — the rate on select homes across the Denver area, the basement credit in The Aurora Highlands. The 2.99% is a starting payment rate on select homes, not a straight 30-year fixed, so the structure matters — ask me to walk through how the buydown is built before you fall in love with the number.

    2. DRB Homes — up to $50,000 in Flex Cash

"Flex Cash" means you choose: rate buydown, closing costs, or options. That flexibility is worth more than a bigger number locked into one bucket. Available in their Denver-metro communities. Expires September 30.

    3. Brookfield Residential — rates as low as 2.99%

Running through October 15, the longest runway of the top offers. Brookfield's Denver-area townhome and single-family communities in Westminster, Denver and Brighton.

    4. Taylor Morrison — free finished basement or 4.99%/5.05% APR with a 6-month extended rate lock

This is the offer I would point most move-up buyers toward. The 30-year conventional fixed at 4.99% through Taylor Morrison Home Funding comes with a 6-month extended lock, which is the part most buyers overlook — it protects you while a home is still being built. Applies to select homes closing by 12/31/26. Expires September 30.

    5. Tri Pointe Homes — up to $20,000 in closing cost credit

Clean, simple, no financing gymnastics. Expires September 30.

    Also Worth Knowing

    • LGI Homes — no down payment required. Through December 31. Qualification requirements apply and the rate is what it is, but for a buyer with income and no savings, this is a real door.
    • Century Communities — Hometown Heroes program. Denver and Northern Colorado communities, through December 31.
    • Meritage Homes — up to $5,000 toward closing costs plus fixed rates. Expires September 14 — the tightest deadline on this list.
    • Toll Brothers — National Open House, today and tomorrow (Sept 5-6). Model homes and quick move-ins open across all their Denver-area communities, with limited-time savings attached to the weekend.
    • Risewell Homes is running special financing on select homes and neighborhoods through September 30. Trumark Homes has Summer Savings at its Parker communities through the same date.
    • Richmond American is leaning on a 5/1 adjustable-rate FHA offer rather than cash. Worth a look only if you know your exit.

The Bigger Opportunity Nobody Talks About: Price Cuts on Standing Inventory

Separate from the advertised incentives, builders are quietly reducing prices on quick move-in homes — homes already built or nearly finished that they need off the books. These reductions stack on top of the financing offers above.

The largest price reductions on Metro Denver move-in-ready homes this week:

    CommunityBuilderAreaLargest Reduction
    Trailstone Destination CollectionTaylor MorrisonArvada$50,000
    Sterling Ranch Ascent VillageTaylor MorrisonLittleton$41,959
The Aurora Highlands Horizon CollectionTaylor MorrisonAurora$40,859
    Harvest Crossing (Duets & Townes)Risewell HomesAurora$35,040
Wilder Ranch – Ridge CollectionToll BrothersWestminster$35,000
    Trailstone Town CollectionTaylor MorrisonArvada$30,859
    FarmloreTaylor MorrisonBrighton$30,000
    Trailstone City CollectionTaylor MorrisonArvada$27,709
    Macanta Destination CollectionTaylor MorrisonCastle Rock$27,609
    Contour Townhomes at UplandsBrookfield ResidentialDenver$26,458

Another seven communities are showing $25,000 reductions, including Toll Brothers at Cherry Creek Trail in Parker, ParkVue on the Platte in Littleton, and three Richmond American communities in Brighton and Parker.

Buying a townhome or condo with a builder incentive? Remember that conventional financing on attached homes now requires a condo project review — factor that timeline into your builder's closing-date incentives so the rate lock and the HOA questionnaire don't collide.

Read that table again. A $41,959 price reduction plus a 4.99% rate with a 6-month lock is a fundamentally different deal than a resale home at list price. That is the arbitrage in this market right now.

Close to Home: South Metro and Littleton

If you want to stay south of C-470:

    • Sterling Ranch Ascent Village (Littleton) — the $41,959 reduction plus Taylor Morrison's basement-or-rate choice. Strongest combination in the south metro this week.
    • ParkVue on the Platte, Heights Collection (Littleton) — $25,000 off, Toll Brothers, and their open house is this weekend.
    • Prelude at Sterling Ranch (Littleton) — Tri Pointe's $20,000 closing credit.
    • Three Hills (Morrison) — $15,000, Meritage.
    • Toll Brothers at Ken-Caryl Ranch and Duet at Sterling Ranch are both carrying promotions worth pricing out.

Three Things to Know Before You Walk Into a Model Home

    1. Register your agent on the first visit.

These builders generally pay a buyer's agent commission, and it costs you nothing. But nearly all of them require your agent to be with you or registered before you walk in. Show up alone, and you have given up your representation for the entire transaction. This is the single most expensive mistake buyers make in new construction.

    2. The incentive is usually tied to the builder's lender.

The 2.99% and 4.99% offers above generally require you to finance through the builder's affiliated mortgage company. That is legal and often still the better deal — but you should price a competing lender against it. Sometimes the outside loan wins even after you give up the incentive. And if you are open to a resale home instead of new construction, assumable FHA and VA loans on existing Littleton homes carry rates as low as 2.48% — well below even the best builder buydown.

    3. "Up to" is doing a lot of work.

The maximum incentive typically applies to one specific home the builder most wants to sell — often the least desirable lot or the longest-standing inventory. The offer on the home you actually want may be materially smaller. I can tell you which is which before you spend a Saturday driving.

    Want the Addresses?

I do not publish community addresses or builder links here, because the offer that is right for you depends on price range, timeline, and how you are financing — and because these numbers move weekly.

Text or call me at 720-650-7648 and tell me your price range and target area. I will send you the current list for your specific criteria, register you properly with the builders so you keep your representation, and price the incentive against an outside lender so you know what it is actually worth.

    New roundup every Saturday morning.
