Tri Pointe Homes has the strongest package in Metro Denver this week: a year-one rate as low as 3.99% plus up to $40,000 in closing or design credit. Brookfield Residential has the lowest headline rate at 3.49%.

This week 97 new-home communities across the metro are advertising buyer promotions, down from 124 in early September. Fewer promos, but the ones still running are big, and most now run through the holidays or into January. Here is what each builder is offering, ranked the way that matters to your monthly payment.

    Best rate offers

A lower rate cuts your payment every month, so we rank these first.

    1Brookfield ResidentialRates as low as 3.49%Nov 30
    2Tri Pointe HomesYear-one rate as low as 3.99% (6.379% APR) on a conventional 30-year fixed with a 2/1 buydownJan 7
3Tri Pointe Homes30-year fixed conventional rate lock as low as 4.99%Jan 7
4Taylor MorrisonConventional 7/6 adjustable-rate mortgage with a temporary buydown, reduced rate for the first 7 yearsNov 30
5DRB HomesLimited-time special rate offer through CMG Home LoansDec 31
6Risewell HomesFinancing offers designed to lower your monthly paymentNov 30
7Richmond AmericanHoliday special financing on select homesJan 1

Taylor Morrison, DRB, Risewell and Richmond American don't publish a rate. Ask for the exact number and the APR before you compare. Offers apply to select homes and require the builder's preferred lender in most cases.

    Biggest dollar incentives

1David Weekley HomesSave up to $65,000 on a finished basement at The Aurora HighlandsJan 1
2Tri Pointe HomesUp to $40,000 in closing credit, OR up to $40,000 in design studio credit, OR a complimentary finished basement (varies by community)Jan 7
3Taylor MorrisonFinished basement included in every home at The Enclave at Macanta Destination CollectionDec 31

Tri Pointe's closing credit and design credit run $20,000 to $40,000 depending on the community. Basement offers add finished living space at no extra price, which adds value but does not lower your payment.

    Other offers worth knowing

    • Richmond American has promos at 26 metro communities, the most of any builder. That includes an employee offer for Lockheed Martin at Sterling Ranch in Littleton and a limited-time offer at Horizon Village in Bennett.
    • Meritage Homes is cutting prices on quick move-in homes, with reductions up to about $40,000 on single homes at Skyview at High Point in Aurora.
    • Century Communities is running a Hometown Heroes offer through Dec 31.
    • Terrata Homes has quick move-in homes ready now.
    • Ending this weekend: David Weekley's 4.99% fixed rate and LGI Homes' Make Your Move sales event both expire Nov 1.

    Rate or cash: which wins?

A lower rate often beats a bigger cash number. On a $500,000 loan, a 4.99% fixed rate has a principal-and-interest payment about $398 a month lower than a 6.25% rate ($2,681 vs. $3,079). That is about $4,770 a year, every year you keep the loan.

Cash credits help at closing and pay off once. Temporary buydowns, like a 2/1, lower the payment only for the first years and then step up. Before you choose, ask for the payment both ways on the exact home, including the APR and how long the lower rate lasts. Example figures only, not a loan quote.

    Want the community addresses?

Call or text 720-650-7648 for community addresses, current quick move-in homes, and the fine print on any offer above. Most builders require your agent to register you on your first visit, so reach out before you tour and keep your buyer representation and the incentive in place.

Incentives are set by each builder, apply to select homes, can change or end without notice, and often require the builder's preferred lender. Rates are advertised minimums; your rate depends on credit, loan type, and terms. Figures reflect builder promotions published as of October 31, 2026. Equal Housing Opportunity.
