Probate Timeline Estimator
Estimate the court appointment and closing phases for a Colorado probate sale
Probate filing & PR appointment
7–21 daysInformal probate with an uncontested will. The court appoints the Personal Representative and issues Letters Testamentary or Letters of Administration.
Estate EIN & bank account
3–7 daysThe PR applies for an Estate EIN from the IRS and opens a dedicated estate bank account. Sale proceeds must be wired to this account at closing, never to a personal account.
Property preparation
7–21 daysEstate cleanout, personal property removal, and basic turnover prep. Can often run in parallel with the PR appointment.
Marketing & accepted offer
7–21 daysCash or as-is offer path. An investor or cash buyer evaluates the property and submits an offer. Generally faster because no financing contingency or appraisal is involved.
Under contract to closing
14–30 daysCash closings generally move quickly. The PR signs the Personal Representative's Deed at closing, and proceeds are wired to the estate account.
Estimated closing window
Dec 2, 2026 – Feb 2, 2027
These are general estimates based on common Colorado probate timelines, not a guarantee or legal advice. Informal probate appointment times vary by court workload; formal or contested probate can take considerably longer. Actual closing dates depend on the court, the title company, the buyer's financing, and the property. Bryan Messick is a licensed Colorado real estate broker, not an attorney.
