Median attached condo and townhome prices across Metro Denver moved mostly lower in August 2026. Nineteen of 28 tracked cities saw year-over-year declines, while 9 saw increases. Several of the largest percentage gains come from thin markets with very few closed sales, where a single transaction can shift the median dramatically. Below is an alphabetical comparison of every city with verified attached inventory, showing the current median price, the prior-year median, the percentage change, and the closed-sales count behind each number.
Data notes: All figures are attached homes (condos and townhomes), August 2026. 2026 prices and year-over-year percentages come directly from REcolorado MLS via InfoSparks. 2025 prices are derived from the verified YoY percentage. The closed-sales column shows how many attached homes closed in each city during the reporting month. Cities with fewer than 10 closed sales are flagged with a thin market label, meaning the monthly median may not be statistically reliable. Seven cities with zero active attached inventory (Bow Mar, Cherry Hills Village, Columbine Valley, Franktown, Glendale, Hudson, Lochbuie, Sedalia, Sheridan) are omitted entirely.

What the Numbers Suggest
Attached prices are declining more broadly than detached
While detached home prices were mixed across Metro Denver in August 2026, attached prices leaned more clearly downward. Nineteen of 28 cities saw year-over-year declines. Denver's attached median fell 10.3% to $360,000, Aurora dropped 3.0% to $305,000, and Boulder declined 10.5% to $370,000. Denver's 7.7 months of attached inventory and 44 median days on market indicate that condo and townhome buyers there have more choices and more negotiating room than in the detached segment.
The biggest percentage swings come from thin markets
Wheat Ridge (+85.9%), Superior (+80.0%), and Morrison (+54.4%) show dramatic year-over-year gains, but all three are thin markets with fewer than 10 closed attached sales. In Morrison, just two closings produced the 54.4% swing. These percentages are mathematically accurate but should not be treated as evidence of a durable trend. The same caution applies to large declines in thin markets like Erie (-27.9%, 4 sales) and Greenwood Village (-38.5%, 4 sales). Markets with more closed sales — Denver (289), Aurora (141), Littleton (69), Lakewood (60) — produce more stable and meaningful medians.
Littleton's attached market is more stable than most
Littleton's attached median of $405,000 is down 4.5% year-over-year, a milder decline than many comparable markets. With 69 closed attached sales in August, Littleton has the third-highest attached sales volume in the metro after Denver and Aurora. Its 5.4 months of attached inventory is higher than the detached segment's 2.8 months, confirming the two-speed dynamic: attached buyers have more choices and more negotiating room than detached buyers in the same city.
How Littleton Compares
Littleton's $405,000 attached median sits above Denver ($360,000), Aurora ($305,000), and Lakewood ($364,000), but below Highlands Ranch ($500,000), Centennial ($475,000), and Englewood ($415,000). For buyers weighing attached options across the southwest metro, the price gap between Littleton and Highlands Ranch condos is about $95,000 — wider than the detached gap. Littleton's 69 closed attached sales make its median more reliable than smaller markets like Lone Tree (4 sales) or Castle Pines (2 sales).
Detached vs Attached: Why It Matters
In Littleton, the detached median ($697,449) is roughly $292,000 higher than the attached median ($405,000). The two segments also behave differently: detached inventory sits at 2.8 months while attached sits at 5.4 months. Detached homes spent a median of 15 days on market; attached homes took 43. Buyers and sellers should read the segment that matches their property type. A citywide median that blends both can hide materially different conditions underneath. For the detached comparison, see the companion article on median detached home price trends by city.
What to Watch Next
- Attached inventory buildup: Denver's 7.7 months of attached supply and Boulder's 7.0 months suggest condo buyers in those markets have significant negotiating leverage. If inventory keeps building, price pressure could intensify.
- Littleton's attached DOM: At 43 median days, Littleton attached homes are taking nearly three times as long to sell as detached homes (15 days). Watch whether this gap narrows or widens heading into fall.
- Thin-market volatility: The large swings in Morrison, Superior, and Wheat Ridge are based on 2 to 5 sales each. If fall closings bring more volume, these percentages may revert sharply.
- Mortgage rates: Rates near 6.7% affect attached buyers differently than detached buyers, since attached homes often carry lower loan amounts and may include HOA dues that affect qualifying ratios.
What This Means for You
Market averages are useful context, but individual condos and townhomes can perform very differently based on location, condition, HOA structure, and price range. If you are considering buying or selling an attached home in Littleton or any of these Metro Denver communities, the most relevant comparison is recent sales activity around your specific property, not a citywide median.
